To encourage our tenants to be responsible for their repairs and ongoing maintenance of the property and to ensure that rent payments are timely made, we offer a rent discount of $100.00 per month if the following conditions are met.

1. The monthly rent is paid in full on time from Tenant’s bank account by an Automated Clearing House (ACH) / Electronic Funds Transfer (EFT) debit transaction initiated by us.
2. Tenant performs all of their required maintenance and repairs when needed.
3. Tenant does not contact us to request maintenance/repairs which are not our responsibility.
4. Tenant does not attempt to contact us (other than by electronic mail) outside of normal business hours, except in emergency situations.
5. Tenant is in compliance with all other terms of the lease.

NOTE: The above summary is an accurate description of the conditions that must be met in order to obtain the rent discount. Please refer to your lease for exact requirements, including definitions of “normal business hours” and “emergency situations”.

Payment by ACH/EFT makes rent collection easy for both of us. You don’t have to remember to write a check every month, and we receive our rent on time consistently.

We’d like our tenants to care for the property as if it was their own. Unrealistic? Perhaps, but we can always hope. We don’t ask you to handle any maintenance/repairs that you are not already obligated by the lease to perform. The discount is just some extra encouragement.

We know you enjoy your privacy. We cherish ours as well. So if you need something fixed, please be sure it’s our responsibility before you call us. Also, if it’s merely an inconvenience and not an emergency, please don’t call us in the middle of the night.

We hope you agree that the rent credit is a pretty good deal. We don’t play games like setting the monthly rent $100.00 higher than we would have otherwise. That wouldn’t make sense for us, because fewer people would have an interest in the property if the advertised rent were higher. We just like the idea of rewarding good folks who do what they’re supposed to do, when they’re supposed to do it.
